Design Build

Design build, today an alternative option for project delivery, was originally the standard method of delivery until about 1850. From the mid-19th century forward, owners have been utilizing the traditional or conventional method of project delivery, basically the engineer-bid-build system or fixed-price sealed bid. Now, in the 21st century, as technology advances, we must anticipate the design-build alternative as the future for project delivery in the water and wastewater industry.

Unlike the engineer-bid-build system, the design-build system considers factors besides price, such as judgment, technical knowledge, expertise, and experience. Design build requires an integrated team of designers and contractors to work together for a common goal, whereas the traditional system of delivery often creates an atmosphere of adversarial togetherness, in which each party has its own agenda and goals. Since design build brings forward a positive, team approach, the adversarial boundaries dissolve, resulting in a win-win situation for both the owner and contractor.

The traditional method of project delivery has its advantages, providing an acceptable format for standard or less-complicated projects that is proven successful by the many plants operating as a result of this format. Design build is suited to complex or diverse projects. It accommodates a more creative and innovative approach that also is proven completely successful and often provides state-of-the-art technology while being a cost-efficient alternative.

At Tritech, we believe there are several advantages for owners who utilize the design-build delivery system over traditional delivery systems. In design-build, the owner has a single point of contact for the duration of the project, and a single point for accountability. While generally involving more owner participation, design-build delivery reduces actual administration time and documentation, thus reducing cost. Additionally, the owner may enjoy an accelerated design and construction schedule, early construction input in the design, and reduced risk, as the design builder assumes responsibility for design documents, as well as all construction. The design builder, being more prudent in risk management, will maximize the project quality and value, passing on this value directly to the owner.
